リビングで天井高2300mmは絶対後悔する。狭小3階建てのリアルな意見【注文住宅】

3階建てに立ちはだかる問題・・「天井の低さ」

土地が狭く斜線制限が厳しい3階建ては、天井高が取れない。
1階2200mm・2階2300mm・3階2200mmという感じだ。酷いところだと2100mm・2200mm・2100mmもあった。

一方、2階建てやマンションは2400mmが基本である。高級物件だと2600mm~2700mmくらいか。

天井高の10~20cmの差はかなり大きい
にもかかわらず、天井高は忘れられがちだ。工務店の図面に小さ~~く書かれているが、それよりも気になることが沢山ある。

で、現場見て「天井低くね・・?」となる。ちなみに私は期限直前にハッと思いつき、吹き抜けや折り上げ天井を追加した(セーフ・・)。

適切な天井高とは?

まず、人間の知覚上、上方向に広い方が大きな空間と認識する。

そのため、例えば地下通路は横に広いが上に狭く、圧迫感がある。

戸建ての2400mm・2600mmの比較例を載せる。
画像だと分かりづらいが、2600mmの方が開放感がある。視線が上に抜ける感じがある(ズームすると分かりやすいかも?)。

以下は都内の建売だが、LDK18畳で恐らく2300mmである。形が縦長なのも原因だが、非常に圧迫感を感じないだろうか?似た物件を内見したが、閉所恐怖症の私は一瞬で帰った(笑)

リビングは2300mm~2400mmが圧迫感を感じる境界線だと思う。2400mmで圧迫感を感じたことはないが、2300mmはある。

身長172cmの私はこんな感じだ。

縦長・2300mm    →ウッ・・(緊急脱出)
正方形・2300mm   →う~ん・・
正方形・2300mm+α →まぁ普通
正方形・2400mm  →まぁ普通
正方形・2400mm+α →いいね!
※+α(広見え要素)は、折り上げ天井・吹き抜け・デカ窓・ハイドアなど

2300mm~2400mm付近は一歩間違えれば閉鎖空間と化すので、その高さが限界の場合、吹き抜けや折り上げ天井を強く推奨する。

また、部屋のサイズで基準は変わる。立体としてのバランスが重要であり、6畳程度なら2200mmでも不思議と圧迫感を感じない。閉所恐怖症の私でもOKなので、皆さんも大丈夫だと思う。

建売の別部屋(恐らく2200mm)も、丁度よいサイズに感じないだろうか?

我が家のリビングは2300mm+α

ちなみに我が家は、1階2200mm・2階2300mm・3階2200mmであり、ちょっと低い。

ただ、2階リビングは小さい2畳弱の吹き抜けがあり、ダイニングは2350mmに折り上げたので、あまり圧迫感は感じない。この+αがかなりデカい。

吹き抜け側から撮ってるのもあるが、抜け感が出ていると思う。

ただ、3階建ての吹き抜けや折り上げ天井は制約がある

吹き抜けは上部の居住空間が無くなるので、実質的に北側斜線に伴う斜め天井のデッドスペースを使うしかない。また、水平耐力が弱まり構造計算に影響するので、普通の在来工法だと大きくはできない

折り上げ天井は、柱と柱の空きスペースを露出させるものなので、ギチギチに詰まってる狭小3階建ては5~10cm程度しかできない。「5cmなら柱が見えないが10cmなら見えてしまう」とかあるので、美しく折り上げるのはセンスを要する(かなり悩んだ・・)。
