「戸建ては資産性無いからねぇ～～」「木造は20年で価値0でしょ？」
いや・・「都内」なら戸建ての資産性は高いよ！
ググったりyoutube見ると色々でてくるが、ほとんどが地方・東京をごちゃ混ぜにした一般論だ。確かに一般論として戸建ては資産性が低い。よく見る価格推移グラフでも、マンションが価格高騰してる一方で戸建ては非常に緩やかだ。
ただ、そのグラフは「全国平均」である。「平均の罠」という言葉があるが、色々丸まっているため、都内戸建ての価格上昇が隠れてしまっている。
そのため、「全国」を「23区」まで分解してみる。
前提
以下前提で話をする。
（実際に2024年にこの条件に近しい戸建てを購入)

夫婦＋子供2人 →3LDKほしい
・戸建て
品川区(目黒区寄り)
駅徒歩10分以内
3LDK 80平米台
新築・土地建物トータル8000万
※中古でもよいがこのエリアは中古が少ない、かつ新築と価格があまり変わらない感覚
・マンション
品川区(目黒区寄り)
駅徒歩10分以内
3LDK 70平米台
築20～30年・10000万
※もはや1億では買えないかも
だってマンションめっちゃ値上がるんでしょ？
本記事で言う資産価値は「売却価値」を指す。「将来いくらで売れるか」は経済情勢が関わるので神のみぞ知るが、「過去いくらで売れてるか」は1つの目安になる。
そのため、戸建て・マンションの取引額推移を見てみる。調べると以下グラフがよく登場する。

戸建て(青)・マンション(緑)の不動産価格指数の推移を表しており、「ある年の価格は2010年の価格の何倍か」が分かる。
平均価格ではなく不動産価格指数のため、単純な取引価格の平均ではなく「物件の立地や特性による価格変動」が排除されており、純粋な価格変動が分かる。つまり・・より正確ってことだ。
平均価格の場合、たまたま広くて高い物件が沢山売れると平均価格が吊り上がるが、それで相場上昇しているとは言い切れない。同等の物件が去年より高値で売れていれば、本当に上昇してると言える。
マンションは、2013年アベノミクス・2020年コロナを契機に爆発的に高騰している。
2010年の価格が100で、2024年が202.2なので2倍だ(すごっ)。
一方、戸建ては115.0と1.15倍に過ぎない。
戸建てとマンションでかなり開きがある。
あれ、戸建ての資産価値、低すぎ・・？
戸建ては全国・東京でかなり差がある
ただし・・上記は全国平均なので色々丸まっている。
「東京都」に絞ると、マンションは全国202.2・東京都204.0でほぼ変わらないが、戸建ては全国115.6に対し東京都132.6だ。17ポイント(‼️)も差がある。
つまり、2010年は相場が6000万の場合、2024年は8000万になるイメージだ。かなりの上昇相場である。

不動産の価値は立地に大きく依存する。戸建ては立地が悪い物件(駅遠)が多く、その傾向は地方ほど強い。そのため、東京に限定すると平均値が大幅に上がったと思われる。
一方、マンションは都内・地方によらず駅近の好立地が多いので、全国平均と東京都平均で差がないのだと思う。
23区内でも差がある
さらに、東京都を「23区ごと」に細分化する。
23区ごとの不動産価格指数がないので別データ(㎡単価)から頑張って類推する(疲れた・・)。
※「㎡単価」と「不動産価格指数」は異なる指標だが、概ね一致(乖離率平均3%)するので目安にはなると思う。2023年度までのデータである。
戸建ては、23区の外側(江戸川区～足立区～練馬区～大田区辺り)と内側(都心3区は戸建て少ないため除く)でかなり差がある。例えば品川区(175.0)は東京都平均(133.6)よりかなり上だ。
物件の大半が23区外側なので、23区外側の物件が東京都平均値を押し下げてると思われる。
つまり、23区内側の戸建てを買うならば、全国平均のみならず、東京都平均よりも大きな値上がりが期待できるということだ。

マンションも、外側と内側で結構差があるが、内側は超高級な都心3区(千代田区・中央区・港区)を含むので、それを除くと戸建てほどの差はない。品川区(191.2)は東京都平均(187.7)とほぼ同じだ。
マンションは東京都平均≒全国平均であり、エリアによる影響が少ない。マンションは東京・地方にかかわらず良い立地に存在するためと思われる(田舎は基本戸建て)。

結論
戸建てはエリア次第でこんなに上昇度合い(資産性)が異なる、ということだ。「地方の徒歩20分の戸建て」と「都内戸建て」は全く資産性が異なるが、前者の方が多いため平均点が下がっている。
ただし、上記の品川区(175.0)は㎡単価であり、不動産価格指数よりは精度が落ちる。実際、1.7倍は感覚的にちょっと高い。そのため、次の記事では不動産価格指数べースでより正確な品川区の価格推移を算出する。
